Square Metre is independent. Free to you. We pass your brief to the broker or operator who fits, and they may pay us a referral fee.

Listed by Ping Offices: each unit has sourceUrl linking to its original listing. Photos load from Ping URLs. Prices are FROM EUR per month EXCLUDING VAT, not all in. Never invent an all-in cost, availability, a missing price, desks, floor area or viewing slots. No price means Price on request. Building overview pages are not searchable units.

WhatsApp contact: https://wa.me/353872226452 (customer service, English). Listing cards and pages offer a user-initiated WhatsApp link with listing title, SM-<unit id> reference and listing page URL. Opening WhatsApp does not send a message automatically. A same-origin POST /api/contact-clicks stores only listing id, source whatsapp, page path and server timestamp; no notifications or outbound server requests.

## Filters
Default area Dublin, retaining non-Dublin units via Anywhere or a locality such as Cork.
area or district: Dublin, Dublin 2 etc., source locality, Anywhere.
people: positive minimum capacity number, or existing named team-size bands.
budget: maximum monthly EUR price excluding VAT, positive integer or existing budget band.
q (REST), query (MCP): up to 500 characters. Keyword match on unit name, address and description; recognises numeric people, Dublin district and budget phrases. Explicit filters override inferred values.
limit: 1-100. REST defaults to all matches if omitted; MCP defaults to 20. Every search/get result includes absolute listingPageUrl and original Ping sourceUrl.
Unknown price/capacity units are excluded when the corresponding filter is applied.
Move-in date is unavailable and is not inferred.

## MCP
POST https://www.squaremetre.ie/mcp, stateless Streamable HTTP JSON-RPC.
Headers Content-Type: application/json; Accept: application/json, text/event-stream.
initialize, notifications/initialized, tools/list, tools/call with negotiated MCP-Protocol-Version.
Primary tools: search_spaces, get_space, submit_enquiry.
Compatibility: request_enquiry (same save operation), get_viewing_slots (empty array), request_viewing (retired).
search_spaces supports area, people, budget, query and limit. get_space accepts id or slug.

## Enquiries and consent
POST /api/enquiries or submit_enquiry (alias request_enquiry) requires spaceId, name, email, phone and explicit BOOLEAN consent:true.
Obtain informed human consent to internal simulation storage under /privacy. NEVER infer consent, auto-agree, or send personal data in search URLs. NEVER email or send the enquiry to Ping Offices or anyone else.
Server derives leadSource AND channel: agent_api for REST, agent_mcp for MCP, web for the website form. assignedBroker remains Ping Offices.
Stored record also includes the HTTP User-Agent (up to 1024 characters), listing id, source listingUrl, listing name/price snapshot, consent wording/version and timestamp.
REST callers omit X-SquareMetre-Channel. Website uses X-SquareMetre-Channel:web, honoured only with matching Origin. This is an attribution hint, NOT authentication; do not trust it as verified caller identity. JSON leadSource/channel/userAgent/broker overrides are ignored.
Returns {"saved":true,"referenceId":"<UUID>"} only after internal database save. This is NOT delivery to Ping, a confirmed viewing, or an email. No public personal-data or enquiry lookup endpoint.
Simulation-only internal record; deliveryStatus simulation_only, NEVER a delivery queue. No outbound emails, calendar invites, visitor analytics, external AI, or server-sent WhatsApp messages.
Retention 12 months, then deleted. Missing/false/string consent rejected 400. Unknown office 404, throttling 429, storage failure 503.
Legacy POST /api/viewings and /api/viewing-requests reject absent consent 400 and otherwise 410. Do not submit fabricated slots.
